An occupied or listed rental unit. Units sitting vacant and unlisted are not billed.
What happens when I cross a plan line?
The rate changes at the next invoice. Nothing is backdated and nothing is prorated against you.
Do tenants or owners pay anything?
No. ACH is included. Card payments carry the processor fee, which you can absorb or pass through.
Is there a contract?
Solo and Manager are month to month. Portfolio is annual because the accounting setup is not a self serve process.
Rent collection
ACH and card, autopay on by default, late fees applied on your schedule instead of your memory.
Maintenance requests
Tenants file from a phone with photos. You assign a vendor, everyone reads the same thread.
Tenant screening
Credit, eviction and income checks ordered inside the application, results attached to it.
Owner reporting
Monthly owner statements generated from the ledger, not rebuilt in a spreadsheet on the 3rd.
