About

We manage property too

Ledgervane started as an internal tool at a 60 unit management company in Charleston. It got good enough that the company's accountant asked to buy it.

Built from the invoice side of the business

The first version did one thing: generate an owner statement that reconciled to the bank. Everything since has been added in the order the company needed it, which is why rent collection came before a tenant portal and why screening came last.

  • Rent collection

ACH and card, autopay on by default, late fees applied on your schedule instead of your memory.

  • Maintenance requests

Tenants file from a phone with photos. You assign a vendor, everyone reads the same thread.

  • Tenant screening

Credit, eviction and income checks ordered inside the application, results attached to it.

  • Owner reporting

Monthly owner statements generated from the ledger, not rebuilt in a spreadsheet on the 3rd.

Small on purpose

We are nine people. There is no sales team, no implementation fee, and the person who answers support has migrated a portfolio. Staying small is what lets the pricing stay per unit.

I was reconciling rent against a bank statement every Sunday night. That is the hour I got back, and it is the hour I actually noticed.

The screening piece is what sold my partner. Applications used to sit in an inbox for four days waiting on a report.

I manage twelve units and a full time job. I needed something I could finish on a phone in a parking lot.
